Both mangas take place in the modern world but with a supernatural unknown being added to the mix which affects the main protagonist and acts as the reactionary force which gets the plot to move forward.
Also both manga go to great extent to intricately go in depth about rules and methods of the supernatural unknown giving it limitations but also making for creative loopholes

Both manga showcase supernatural forces while also staying in a mostly realistic setting with well thought scenarios both mangas also have similar intelligent protagonists that are being hunted because of their supernatural abilities and both use their supernatural abilities in creative ways
Death Note is a psychological battle between two Geniuses. Ajin is like that if both geniuses were immortal. I would describe ajin as a combination of "Death Note" and "Tokyo Ghoul".
