While I personally find Kawaisou more humorous, both are essentially slice of life stories about an apartment building full of weirdos. They also share some romance elements.

Two comedies with romance set mainly in the apartment complex of their shows.
Centers on the romance of the two MC's but both shows aren't always about them.
The other inhabitants can be deemed an eccentric lot but their dedicated screentime creates a lot of personality and fun for both shows.
Kawai-sou probably details more mainly on the romance of the MC's throughout its show whereas Mahoraba has more balance of the romance and its main plot.
